First, you must supply basic amenities, also known as Airbnb Essentials. They are basic items that every guest expects during their stay such as soap, toilet paper, and so on. Second, it’s wise to include extra amenities such as WiFi, hair dryer, iron, first aid kit, and such. Last, luxury items such as free breakfast, washer and dryer, air conditioning, and the like.
The benefits for providing lots of amenities in your Airbnb are many, which I will explain . Not only will you get an increase in bookings, but your search rankings will get a boost.
What to leave for Airbnb guests?
I explained the importance of essential Airbnb amenities in the opening paragraph. There are no ifs or buts, if you want to succeed on Airbnb, you must include essential amenities.
Sure, it all costs money, but you are literally costing yourself money by not doing these things. And anyway, buying basic amenities are not that expensive to be honest.
So let me explain the basic Airbnb amenities first, the absolute essentials:
What are the Essential Amenities?
Are you wondering how to stock an Airbnb? You must start with the essentials, the things guests expect during their stay:
- Toilet paper
- Soap (for hands and body)
- One towel per guest
- One pillow per guest
- Linens for each guest bed
You must provide these at the very least, which Airbnb outlines in their guidelines. Airbnb encourages you to provide these amenities. Not doing so will lead to a probable drop in the search rankings.
All these items are available for as little as $50 USD, which is less than the cost of a booking. You’d be crazy not to include them!
How to wow your Airbnb guests
Now is the time to start impressing your guests with some extra Airbnb amenities. Once you have the essentials sorted, it’s time to move to the next step. But how do you wow your Airbnb guests?
First, you should provide an iron, hair dryer, shampoo and coat hangers. These are basic items that help make your guests stay a lot more comfortable, plus they’re cheap!
Airbnb don’t list these things as essential amenities (as explained above), but they are important. But these items alone are not enough to wow your guests. You need to go above and beyond to really impress them.
I like to offer a little welcome gift for guests on their arrival. I doesn’t have to be anything major, just something like chocolates or a bottle of water. This alone is a great way to get good Airbnb reviews.
You should provide free WiFi internet as part of your service, especially these days. Safety is another important item to consider. Provide a first aid kit, fire extinguisher and a smoke alarm. Many guests will check for these things and they are important Airbnb amenities.
Another good suggestion is to cater for young families, especially with infants. You can impress guests by leaving toys, board games or even video games. Anything that keeps the kids occupied means a happy mum and dad.
Consider offering 24-hour check in too. While not technically an amenity, it will make an impact to your guest satisfaction. A lock box by the front door will do the trick.
Extra amenities to consider:
- Hair dryer
- Coat hangers
- Free WiFi
- First Aid Kit
- Smoke Alarm
- Fire extinguisher
- A welcome gift on arrival
- 24-hour check in
Providing extra amenities will improve your Airbnb rankings too, which I will explain.
The properties that seem to rank well are ones that offer the amenities I listed above. This excellent post on Reddit shows a study done on the Airbnb search algorithm.
I personally have noticed my Airbnb listings jump in the rankings since I’ve added some of the above amenities. I am confident you will too if you add some of them and make your property more attractive.
Above all, listings that continually rank well all seem to have similar things in common. They offer an iron, hangers, hair dryer, internet and shampoo. Consider listing them if you want to compete with the top ranking properties.
Top Airbnb Amenities – Luxury Items
Consider turbo charging your Airbnb listing with luxury amenities, budget permitting. Not only will they wow your guests, but they will attract more guests to book your place. So let me explain what luxury Airbnb amenities are.
Things like air conditioning, washer & dryer, free parking, television with Netflix, swimming pool, and so forth.
Obviously each property is different and you are limited to what you can do, but do your best. Any host can provide a television with free Netflix, that’s easy. Most properties have space for a washer and dryer, even air conditioning.
Furthermore, providing a laptop friendly space is a great idea too. It can also get you listed on the Airbnb Business Collection too, which can lead to more bookings.
High quality towels and linen will impress your guests, as will design led furniture. You could even consider Airbnb furniture packages which are insanely popular nowadays.
In addition, it may be worth considering access to your property. What I mean by this is catering to disabled guests, or guests in a wheel char. By offering wheelchair friendly amenities, your house becomes more appealing.
To clarify, these luxury amenities are expensive and are not for every host, I totally get that. But with the extra income you generate, you can recoup your costs quickly.
Luxury amenities to consider:
- Air conditioning
- Washer & dryer
- Free car parking
- Coffee maker
- Television with Netflix
- High quality towels & linen
- Laptop friendly work space
- Welcome gift hamper
Airbnb amenities definition
Understanding how amenities works is important. Therefore, I’ve decided to include an Airbnb amenities definition to explain for you.
Airbnb have seven categories of amenities to choose from, which I explain below:
Common: Includes things like essentials, kitchen, heating, cooling, television, and so forth. Basically all the items that will help a guests stay be more comfortable.
Additional: Things for the different areas around your house. For example, you kitchen may have a microwave, coffee maker or dishwasher. Outside you may have parking, swimming pool or a BBQ grill. You may even supply a free breakfast. Below is an example how this section appears on Airbnb.
Logistics: Things like luggage dropoff or long term stays allowed. These things relate to before or after a guest checks in.
Family: This has more to do with young families, particularly infants. Amenities such as baby bath, high chair, toys, books, changing table, cribs, etc.
Accessibility: Relates to accessing your home and the equipment inside. Do you have stairs to your property? Is there a lift? Do you have wheelchair access, wide door ways, or show chairs, for example.
Safety: This category is important. It includes things such as fire extinguisher, smoke detector, or a first aid kit. There is even a field now for a carbon monoxide detector. Airbnb feature this prominently on your listing.
Location: Has to do, with you guessed it, your location. Are you on a beachfront or waterfront? Maybe you have lake access on your property. You could select these amenities if you do.
By now you should have a good understanding on how to stock an Airbnb successfully. I have explained all the different Airbnb amenities and what you need to succeed.
To sum up, first you must provide essential amenities such as towels, linen and toilet paper. It’s not compulsory, but you’d be doing so know that your Airbnb rankings will drop.
Second, you want to try and wow your guest. Ideas include little welcome gifts and things like free WiFi, a coffee maker and Netflix.
Third, offer additional items like an iron, coat hangers, hair dryer and shampoo. Those kinds of things are not essential, but go a long way to satisfying your guest.
Lastly, consider providing luxury amenities if your budget allows it. The big ones are air conditioning, washer & dryer, a laptop friendly work space, and such. This really puts the icing on the cake and makes your home appealing.
By supplying the right amenities, you’ll get great Airbnb reviews. Plus, you will also increase your booking rate on top of this. That means happier guests and more money in your pocket!
